What a home costs to buy and carry in Malaysia

The record on this site answers what a scheme sold for. This page answers the next question: roughly how much cash you need at offer, and what the loan might cost each month. Stamp duties follow the statute; the instalment rate is an illustration you can change.

Not a bank offer and not a lawyer’s fee quote. SPA legal fees sit with your solicitor (see conveyancing references elsewhere in the fleet); valuation is set by the bank. First-home stamp exemption: one residential unit ≤ RM500,000, SPA by 2027-12-31.

Rate default as of 2026-09-23: 4.00% p.a. illustrative (rough SBR + bank margin); not a bank quote. Legal fees and valuation are not included — ask your solicitor and bank.
